What to look for

What a good Auckland agent does differently.

Central Auckland is not one market. A home in Herne Bay sells differently to an apartment in Grafton. The right agent understands the rules and buyer pools that apply to your specific property.

Prices from comparable sales

They pull recent results from your street and streets like it — not a suburb average that blends three-bedroom villas with studio apartments.

Recommends a selling method

Auction, deadline sale or asking price — they explain which suits your property and why, based on what has worked recently for similar homes.

Knows the planning rules

Heritage overlays, special character areas, volcanic viewshafts, unit title rules — they flag what affects value and what buyers will ask about.

Understands the buyer pool

Families zoning for double grammar, downsizers looking for lock-and-leave, investors watching yields — they know who is buying in your suburb.

Manages the whole process

From the appraisal through marketing, open homes, negotiation and settlement — one team, one point of contact, no handoffs.

Transparent on fees

Commission structure, marketing costs and cancellation terms are set out clearly before you sign. No surprises at settlement.

Local knowledge

Why suburb-level knowledge matters in Auckland.

Auckland stretches from heritage-overlay suburbs in the central city fringe to new-build subdivisions in the south. Planning rules, school zones, buyer pools and price ranges change from one street to the next. A home in Herne Bay sells differently to a townhouse in Flat Bush or an apartment in Grafton.

A suburb-wide median tells you almost nothing useful when one street is zoned Residential — Single House and the next is Mixed Housing Urban. The right comparison is a recent sale on a street with the same zoning, the same school zone and a similar home — and that is where a local agent adds value.

Our four offices cover everything from Ponsonby to Papakura. Each suburb guide links to the local market data, planning context and recent results that apply to your property.

Questions

The things people ask us first.

How do I choose a real estate agent in Auckland?+
Ask each agent for the recent comparable sales they would use to price your home, their recommended selling method and why, and their commission and marketing costs. A good agent will give you a written appraisal before you commit to anything. Meet at least two agents and compare their comparable sales side by side.
Where can I get a free property appraisal in Auckland?+
Most agents offer a free appraisal — a written price range based on an inspection of your home and recent comparable sales. It is not the same as a registered valuation, which is a paid service for bank lending or legal purposes. An appraisal is the right starting point if you’re thinking about selling.
What are real estate agent fees in NZ?+
Agent fees are negotiable and typically charged as a percentage of the sale price. The commission structure, any marketing contribution and the cancellation terms should all be set out in the agency agreement before you sign. Ask each agent to explain their fee schedule so you can compare like for like.
Should I sell by auction, deadline sale or asking price?+
It depends on your property and the current market. Auction works well when comparable sales support a strong result and buyer competition is likely. Deadline sale gives buyers more time and suits properties where the buyer pool is narrower. An asking price can work in slower markets or where a property has a very specific buyer profile. A good agent will recommend a method based on recent results for similar homes.
How long does it take to sell a house in Auckland?+
The Auckland-wide median is 54 days. Central Auckland suburbs are faster — our city fringe coverage area averages around 29 days. Timing depends on pricing, presentation, method of sale and the number of active buyers in your suburb.
What is the difference between an appraisal and a valuation?+
An appraisal is a free, informal price range from a real estate agent based on recent comparable sales and an inspection. A registered valuation is a paid report from a registered valuer, usually required by a bank for lending. Both are useful for different purposes — start with an appraisal if you are exploring whether to sell.
