How to Buy a House at Auction
Buying at Auction is transparent, fast, and unconditional once the hammer falls. Follow these steps to get Auction-ready and bid with confidence at our Auckland property Auctions.
Before Auction day, review the full Auction pack – title, LIM, and the Particulars & Conditions of Sale. Ask your solicitor to check anything that affects you (easements, chattels, settlement dates).
Note: If a LIM is supplied, treat it as information only – seek your own legal advice and any reports you require.
Tell your A T Realty Group consultant you’re keen. This ensures you’re notified of updates – including if a pre-Auction offer brings the auction forward – so you don’t miss the chance to bid.
Auctions typically require you to be in a cash/unconditional position. On the fall of the hammer, you’ll sign the agreement and pay the deposit (often 10%) unless varied in the contract. Arrange transfer of funds with your bank ahead of time.
If you need variations (e.g., settlement date, deposit amount, chattels), discuss them prior to the Auction. Any changes must be agreed in writing by the seller and recorded in an addendum.
Book a quick session with your real estate agent to cover the Auction process, bidding strategy, and alternatives such as phone or online bidding (by prior authority). If you’re new to Auctions, we can walk you through a live in-rooms event first.
Arrive early and settle in. Set your limit and plan your increments – it’s wise to keep a small buffer in reserve. Once the reserve price is met, the highest bid wins and the sale is unconditional.
You may hear the auctioneer place a vendor bid (clearly identified) below reserve to start or move bidding.
If a property passes in, the highest bidder will usually have first opportunity to negotiate immediately after the Auction.
