Why ask a person

An algorithm has never been inside your house.

Online estimates work from sales data and council records. That gets them to a number quickly, and it gets them to the same number for two houses on the same street that are nothing alike — because the data has no way of knowing which one had the kitchen done, which one gets the afternoon sun, and which one backs onto a motorway.

A salesperson who works your suburb every week knows all three. They also know what buyers walked away from last month and why, which is the part no dataset has yet.

The number matters less than the reasoning behind it. Anyone can give you a figure; the useful part is knowing what it rests on.

How do I find out what my house is worth in Auckland?
Ask someone who sells houses in your suburb. Request an appraisal, and a local salesperson will visit, compare your property against homes like it that have recently sold nearby, factor in what buyers are paying at the moment, and give you a considered view of what it should achieve. One visit, no cost, and no obligation to list afterwards. An online estimate is a reasonable starting point, but it can't see inside your home or account for anything you've done to it.
Is a free appraisal actually accurate?
It is an informed assessment rather than a measurement, and it is only as good as the comparable sales behind it — which is why the appraisal you get from us comes with those sales attached, so you can see what the range rests on. It is not a guarantee of price. No one can guarantee what a buyer will pay; what a salesperson can tell you is what buyers have been paying for homes like yours, and what they are responding to right now.
What's the difference between an appraisal and a registered valuation?
An appraisal is provided free by a licensed salesperson and reflects what the market is likely to pay for your property today. A registered valuation is a paid, formal assessment by an independent registered valuer, and it is what banks and courts rely on. Most people selling a home need an appraisal. A valuation is usually only needed for lending or legal reasons — a mortgage application, a relationship property settlement, an estate.
Is my council valuation (CV) what my house is worth?
Not usually, and it is not meant to be. A CV is a mass assessment made for rating purposes — it is set at a single date, then left for another three years, and it takes no account of the condition of your home, anything you've done since, or what buyers are paying today. Properties routinely sell well above and well below their CV. The CV is a rating exercise; an appraisal is a reading of the current market.
Do I have to list with you to get an appraisal?
No. There is no obligation to list, to sell, or to make any decision at all. A good number of the appraisals we do are for people who are a year or two away from moving and want to know where they stand before they start planning.
What do I need to have ready?
Nothing. If you happen to have a recent LIM, your title, or records of work you've had done, they are useful — but none of it is required, and nothing needs tidying before someone comes through. A salesperson is looking at the house, not at the dishes.
Do you appraise apartments and investment properties?
Yes. Our four offices cover apartments in the city, standalone homes across South and Central Auckland, and rental properties of both kinds. If the property is tenanted, say so on the form — the appraisal needs to account for the tenancy, and we'll work around your tenants when arranging a time.
What will it cost me to sell?
Commission depends on the property and the campaign, and whatever is agreed goes in writing before you commit to anything.
