Grey Lynn, Auckland

Real Estate Agent Grey Lynn: Free Property Appraisal & Local Selling Advice

Grey Lynn is an inner suburb of Auckland, about three kilometres west of the city centre, between Ponsonby, Westmere, Arch Hill and Kingsland. Its streets of renovated villas and bungalows sit alongside newer apartments and terraces on Great North Road, so a Grey Lynn sale can mean anything from a two-bedroom apartment to a full-site family villa. The price comes down to detail: the site, the zoning, the street and the condition of the home.

Our Auckland Central team, part of Ray White A T Realty, covers Grey Lynn and specialises in houses, apartments and townhouses across the city fringe.

If you’re thinking about selling, start with a free, no-obligation appraisal based on recent Grey Lynn sales. You can also check current Grey Lynn property prices first.

What we do

What does a good real estate agent in Grey Lynn do for you?

A good Grey Lynn agent prices your home from recent comparable sales of the same kind of property, not from a suburb average that mixes apartments with family villas. They recommend the method that suits your home and buyers, market it to the people most likely to pay the most, and negotiate the strongest result under the rules that govern licensed agents.

In practice that means:

Pricing from the right comparables

A restored villa near Grey Lynn Park, a townhouse off Great North Road and a two-bedroom apartment sell to different buyers at different levels. Your agent should show you the sales they're using and why each one is relevant.

Choosing the method

Auction, deadline sale or negotiation each suit different homes. The right method depends on the property, how many likely buyers it has and the comparable sales available.

Reaching the right buyers

Grey Lynn buyers include families moving up from apartments or neighbouring suburbs, first-home buyers looking at units and townhouses, investors and people relocating to Auckland. The campaign has to reach the right group for your home.

Protecting you

Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.

Market snapshot

How much is my Grey Lynn home worth?

Grey Lynn’s median sale price was $1,649,875 over the last 12 months, down 1.4% on the previous 12 months (REINZ data, published September 2026). That figure comes from 193 sales and covers everything from apartments to large villas, so your own home’s value depends on its land, type, condition, street and zoning.

The same source puts the median asking price at $1,499,063, down 6.3%, and the median time to sell at 41 days. The asking median sits below the sale median because two-bedroom apartments are among the most popular Grey Lynn listings, which pulls it down. The council CV is a rating valuation for setting rates, not a market price, and online estimates can’t see a new kitchen, a consented extension or a leaking bay window. None of these figures is a valuation of your home. An appraisal based on sales of homes like yours tells you where it really sits.

The process

How does a free property appraisal in Grey Lynn work?

A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable Grey Lynn sales. It takes about 45 to 60 minutes on site, and you receive the range, the sales it’s based on and a recommended selling approach. There’s no cost and no obligation to list.

  1. 1A short conversationWe ask about your plans and timing, and anything you already know about the property: renovations, consents, what you’ve heard from neighbours.
  2. 2A walk-throughWe look at what buyers will look at: layout, condition, natural light, outdoor space, parking, and the street itself.
  3. 3Comparable Grey Lynn salesWe select recent sales with a similar home type, land size and position. In Grey Lynn that often means separating villas from townhouses, and quiet side streets from homes on Great North Road or Richmond Road.
  4. 4Your price range and methodYou get a realistic range with the evidence behind it, and our recommendation on auction, deadline sale or negotiation.
  5. 5A plan and timingWhat to fix, what to leave, when to launch and what the campaign involves.

Appraisal, registered valuation or council CV: which do you need?

An appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.

Search for a Grey Lynn property value and you’ll see online estimates, valuers and rental appraisal forms mixed together. Online estimates from OneRoof or QV are automated from past sales and property records. They can’t see a new kitchen, a consented extension or a leaking bay window. If you’re selling, an appraisal is the right starting point. If a bank needs a figure for lending, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.

Value drivers

What drives property values in Grey Lynn?

Five things explain much of the price difference within Grey Lynn: the type and condition of the home, land size and planning rules, the street and its traffic, school zones, and outlook. A renovated villa on a quiet street near the park and a similar-sized home on a main road can sell a long way apart, and apartments follow their own rules entirely.

Villas, bungalows and condition

Much of Grey Lynn was built after the Surrey Hills Estate was subdivided in 1883. From the 1970s, buyers began restoring the old kauri villas. A villa that has been rewired, replumbed, insulated and repiled sells to a different buyer than one that still needs that work.

Planning rules

Grey Lynn's residential special character areas sit over a Single House zone. Total or substantial demolition in the special character area needs resource consent under the Auckland Unitary Plan. Plan Change 120 is reviewing these rules. Check your address on the Unitary Plan maps before you set a price, because the rules shape who your buyer is.

Street and traffic

Great North Road and Richmond Road carry buses and shops. That suits apartment buyers who want to walk to cafes, and costs some appeal for family homes that front the traffic. A quiet side street near Grey Lynn Park is a different market.

School zones

Grey Lynn School and Richmond Road School both run enrolment schemes with home zones, and Western Springs College and Auckland Girls' Grammar School publish theirs. Grey Lynn is outside the Auckland Grammar School zone. Always check the exact address on each school's zone page.

Outlook and sun

Sites on the Great North Road ridge can look north over the Waitemata Harbour, and buyers pay for north-facing gardens and views of Grey Lynn Park.

Should you sell by auction or private treaty in Grey Lynn?

Auction suits homes with broad, competitive demand and no easy comparison: well-presented villas, family homes on sought-after streets and homes with a strong outlook. It sets a date and brings buyers to a decision. Deadline sale or negotiation can suit homes that are harder to value, apartments with a clear price range, or homes that need work.

We look at recent results for similar Grey Lynn homes before recommending a method, and explain the trade-offs of each. Selling a Grey Lynn apartment or townhouse?

Two-bedroom apartments are among the most popular listings in Grey Lynn, and many are in newer buildings on or near Great North Road. They sell to downsizers, first-home buyers, professionals and investors, and price depends on the building, the body corporate and the unit’s position within it.

Our Auckland Central team includes dedicated apartment specialists, and the same approach applies in Grey Lynn. Read more about Grey Lynn apartments and townhouses.

Buying or moving into Grey Lynn?

Many Grey Lynn sellers are also buyers, either moving within the suburb or trading between Grey Lynn and its neighbours. Buyers check the same things we do when we appraise: the planning rules on the site, the school zones for the exact address, the condition of the house and the street. Knowing those checks helps you present your own home well.

Our Grey Lynn property guide covers housing types, streets, schools and community life. Nearby, we also cover Ponsonby and Kingsland.

Questions

The things people ask us first

Where can I get a free property valuation in Grey Lynn?+
Most agents offer a free property appraisal, which is what most people mean by a free valuation. It’s a price range based on an inspection and recent comparable Grey Lynn sales, and it’s the right starting point if you’re thinking of selling. A registered valuation from a registered valuer is a paid service, usually needed for bank lending or legal purposes. You can book a free Grey Lynn appraisal with us using the form on this page.
How much does a registered property valuation cost?+
A registered valuation is charged by the valuer, and the price depends on the property, its size and how quickly you need the report. A villa with extensions or a unit-titled apartment can take more work than a simple house. Ask a registered valuer for a written quote before you commit. If you only need to know what your home might sell for, a free agent appraisal gives you that without the cost.
What are real estate agent fees in NZ?+
In New Zealand, agent commission is usually a percentage of the sale price plus a flat base fee, plus GST. Rates vary between agencies and are negotiable. Marketing and auction costs are often charged separately, so ask for everything in writing before you sign an agency agreement. We explain how commission works in real estate commission in NZ.
Does your house need to be clean for a valuation or appraisal?+
No. A valuer or agent assesses the property itself: land, size, layout, condition and fittings, not the tidiness. A tidy home does make it easier to see the condition, and it gives a better sense of how the home will present to buyers. If you’re preparing to sell, the appraisal visit is a good time to ask which small fixes are worth doing before you list.
Is Grey Lynn the same as New Lynn?+
No. Grey Lynn is an inner suburb of Auckland about three kilometres west of the city centre, next to Ponsonby, Westmere and Kingsland. New Lynn is a separate suburb in West Auckland. Search results sometimes mix the two. The median sale price and every figure on this page refer to Grey Lynn only, based on REINZ data for the suburb.

Choosing a real estate agent in Grey Lynn
