Kingsland, Auckland
Kingsland is an inner-city suburb of Auckland, running along New North Road between Grey Lynn, Eden Terrace, Mount Eden and Morningside, with Eden Park, New Zealand’s largest stadium, on its doorstep. Its homes date mainly from the Edwardian and interwar years, mixed with apartments around the village and the train station. Selling here is about detail, because a small suburb with very different homes needs the right comparable sales.
Our Auckland Central team, part of Ray White A T Realty, covers Kingsland and specialises in houses, apartments and townhouses across the city fringe.
If you’re thinking about selling, start with a free, no-obligation appraisal based on recent Kingsland sales. You can also check current Kingsland property prices first.

What we do
A good Kingsland agent prices your home from recent comparable sales on similar streets and in similar buildings, not from a suburb average. They recommend the right method for your property, market it to the buyers likely to pay the strongest price, and negotiate the result. They should explain every step, and hold a current licence with the Real Estate Authority.
In practice that means:
A villa on one of the numbered avenues, a townhouse near Nixon Park and a two-bedroom apartment in the village each have their own buyers and price levels. Your agent should show you the sales they're using and why.
Auction, deadline sale or negotiation each suit different homes. The right choice depends on your home and its likely buyer pool, not a blanket rule.
Kingsland buyers include couples and first-home buyers who want the village and the train, families moving up from apartments, and investors looking at the rental market.
Licensed agents follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.
Market snapshot
Kingsland’s median sale price was $1,500,000 over the last 12 months, down 2.3% on the previous 12 months (REINZ data, published September 2026). That median comes from only 40 sales, so it moves a lot with the mix of homes that happened to sell. Homes took a median of 36 days to sell. Your own home’s value depends on its type, land, condition, street and school zone.
The mix matters here more than in larger suburbs. Two-bedroom apartments and houses are the most popular Kingsland listing types, and they sell at very different prices. The median asking price over the same period, $1,300,000, sits below the median sale price, which shows how little a suburb figure tells you when a handful of apartments or villas can shift it. An appraisal built on the few sales that genuinely match your home is the only reliable guide.

The process
A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable sales. The Real Estate Authority’s rules require it to be in writing, reflect current market conditions and be supported by comparable sales. It takes about 45 to 60 minutes on site, costs nothing and there’s no obligation to list.
Ready to find out what your home is worth?
Book your free appraisalAn appraisal is an agent’s opinion of your home’s market value, meaning what it would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and it isn’t updated between revaluations.
People often mix these up. Search for a Kingsland property value and you’ll find portal estimates, suburb reports, valuers and rental appraisals on the same page. In a suburb where a renovated villa, a new townhouse and an apartment in an older building can sit on neighbouring streets, a CV or an automated estimate can miss by a wide margin. If you’re selling, an appraisal is the right starting point. If a bank needs a figure for lending, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.
Value drivers
Kingsland values are driven by the type of home, land and planning rules, school zones, how close a home is to the village and the train station, and how Eden Park and the main roads affect the street. Two homes a few hundred metres apart can sell for very different amounts because one sits on a quiet avenue and the other faces New North Road or a stadium access route.
Kingsland's older buildings date mainly from the Edwardian and interwar periods. Well-kept villas and bungalows attract strong interest. Homes needing repiling, rewiring or insulation attract a more price-sensitive buyer. Apartments are priced building by building.
The Auckland Unitary Plan includes a Special Character Areas Overlay for the Kingsland business area around the village. Residential streets have their own zoning and overlays, so check the Unitary Plan maps for your address. Planning shapes whether your buyer is a family, a renovator or a developer.
Kingsland streets, including Kingsland Avenue and First to Fourth Avenues, appear on Mount Albert Grammar School's in-zone street list. Western Springs College's zone boundary follows the railway line through the area. Kingsland sits west of Dominion Road, outside Auckland Grammar School's zone. Always check the exact address.
Kingsland railway station sits in the village, and since September 2026 it has been on Auckland Transport's East West Line through the City Rail Link. Walking distance to the station and the village adds appeal for professionals and downsizers.
The stadium sits on the boundary with Mount Eden. Event days bring crowds, road closures for non-residents and permit-only parking near the ground, which some buyers see as part of the lifestyle and others want to avoid. Street position matters.

Auction suits homes with strong, broad demand and no easy comparison: character villas on the avenues, renovated family homes and well-presented townhouses. It sets a date and brings buyers to a decision. Deadline sale or negotiation can suit homes that are harder to value, such as apartments with a narrower buyer pool or homes with issues to disclose. The right choice depends on your home, not the suburb.
We look at recent results for similar homes before recommending a method, and explain the trade-offs of each. For timing, presentation and specific situations such as selling near Eden Park or selling a tenanted home, see how to sell a house in Kingsland.

Apartments are a big part of Kingsland’s market. Two-bedroom apartments are one of its most popular listing types, and buildings range from converted heritage buildings on New North Road to newer complexes beside Nixon Park. Apartments and townhouses sell to first-home buyers, downsizers and investors, and their price depends on the building, the body corporate and the unit’s position.
Our Auckland Central team includes dedicated apartment specialists, and the same approach applies in Kingsland. Read more about Kingsland apartments and townhouses.
Many Kingsland sellers are also buyers, moving within the suburb, up from an apartment into a house, or across to Mount Eden, Grey Lynn or Morningside. If you’re weighing up streets, school zones, the train, event days and what daily life is like, our guide to living in Kingsland covers it. Knowing both sides helps you decide whether to buy or sell first.
Nearby, we also cover Mount Eden, Grey Lynn and Eden Terrace.
