Appraisal, registered valuation or council CV: which do you need?

An appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.

People search for all three as if they were the same thing. For apartments, the difference matters more than usual: two units in one building can have similar CVs and sell tens of thousands of dollars apart because of floor, outlook and parking. Online estimates have the same blind spot. If you’re selling, start with an appraisal. If a bank needs a figure, you’ll need a registered valuation. Value drivers

What drives apartment values in Eden Terrace?

Eden Terrace apartment values are driven by the building first: its age, quality, body corporate finances and maintenance plan. Then come the unit’s size, floor, outlook, sun and noise, whether it has a car park, what can be built next door, and school zones.

The building

Eden Terrace has older unit blocks, apartment buildings from the 2000s and 2010s, and newer developments. Buyers compare levies, the long-term maintenance plan, fund balances and any past or planned repairs.

Floor, outlook and noise

Symonds Street, New North Road, Khyber Pass Road and the motorways carry heavy traffic, so a unit's position in the building, and its distance from the main roads, affects what buyers will pay.

Planning

Much of central Eden Terrace is zoned Business Mixed Use under the Auckland Unitary Plan, a zone that provides for homes alongside smaller-scale commercial activity. What can be built next door affects light, views and noise.

School zones

How do you choose a good real estate agent in Eden Terrace?+

None is specific to Eden Terrace, and with only 50 sales a year, the suburb’s own median can swing either way on the mix of homes that sell.
