Mount Eden, Auckland
Mount Eden sits about four kilometres south of Auckland’s city centre, around Maungawhau / Mount Eden, the dormant volcano whose summit is the highest natural point on the Auckland isthmus. Its streets run from Victorian villas and bungalows to new apartment buildings, with Mt Eden Village, Dominion Road and Eden Park on its doorstep. With 269 sales over the last 12 months and a median of $1,655,889, this is a large, active market where homes a few streets apart can sell a long way apart because of school zones, character rules, land and outlook.
Our Auckland Central team, part of Ray White A T Realty, covers Mount Eden and specialises in houses, villas, apartments and townhouses across the city fringe.
If you’re thinking about selling, start with a free, no-obligation appraisal based on recent Mount Eden sales. You can also check current Mt Eden property prices first.

What we do
A good Mount Eden agent prices your home from recent comparable sales on similar streets, not from a suburb average. They recommend the right method for your property and its buyers, market it to local families, first-home buyers, downsizers and investors, and negotiate the strongest result. They should explain every step, and hold a current licence with the Real Estate Authority.
In practice that means:
A villa near Mt Eden Village, a family home in the grammar zones and a two-bedroom apartment off Dominion Road each attract different buyers and sell at different levels. Your agent should show you the sales they're using and why each one is relevant.
Auction, deadline sale or negotiation each suit different homes. Mount Eden's character villas, grammar-zone family homes and apartments all call for a different approach. More on that below.
Mount Eden buyers include families buying into school zones, couples moving up from apartments in the city and Eden Terrace, and investors looking at the rental market. The campaign has to reach the buyer most likely to pay the most for your home.
Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.
Market snapshot
Mount Eden’s median sale price was $1,655,889 over the last 12 months, up 1.0% on the previous 12 months (REINZ data, published September 2026). That figure comes from 269 sales. Four-bedroom houses and two-bedroom apartments are the most popular Mount Eden listings on realestate.co.nz, and they sell at very different prices, so the median mixes very different homes. Your own home’s value depends on land, zoning, condition, school zone and outlook.
The same source puts the median asking price at $1,604,000, up 0.2%, and the median time to sell at 41 days. The median asking price sits slightly below the median sale price, which tells you asking prices here are a loose guide at best. The council CV is a rating valuation for setting rates, not a market price, and online estimates often miss the differences between streets and school zones. None of these figures is a valuation of your home. A handful of relevant sales is.

The process
A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable Mount Eden sales. It takes about 45 to 60 minutes on site, and you receive the range, the sales it’s based on and a recommended selling approach. There’s no cost and no obligation to list.
Ready to find out what your home is worth?
Book your free appraisalAn appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.
People often mix these up. When you search for a Mount Eden property value, you’ll find portal estimates, suburb reports and valuers alongside agents. In a suburb where a renovated villa and an unrenovated one on the same street can be far apart in price, a CV or an automated estimate can sit well above or below what a buyer will pay. If you’re selling, start with an appraisal. If a bank needs a figure, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.
Value drivers
Mount Eden values are driven by school zones, land and zoning, the character and condition of the home, outlook and sun, and how close it is to Mt Eden Village, the train station and the main bus routes. The same three-bedroom villa can sell for very different amounts depending on which side of Dominion Road it’s on, or whether it faces the mountain.
Parts of Mount Eden fall within the home zones for both Auckland Grammar School and Epsom Girls Grammar School. Auckland Grammar's western boundary follows the east side of Dominion Road as far as Grange Road, and Epsom Girls Grammar's boundary runs along parts of Dominion Road, Valley Road, View Road, Mt Eden Road and Balmoral Road. Zone lines run street by street, sometimes number by number, so always check the exact address.
Many Mount Eden streets are lined with villas and bungalows, and parts of the suburb sit under the Auckland Unitary Plan's Special Character Areas Overlay, which limits demolition and major change. Some sites have more development potential than others. Check the planning maps for your address. It shapes who your buyer is.
Well-kept villas and bungalows have a strong following. Homes needing work, such as repiling, rewiring or insulation, attract a different, more price-sensitive buyer. The gap between a renovated villa and an unrenovated one on the same street can be significant.
Views of Maungawhau / Mount Eden, or from its slopes towards the city, are valued. Building heights near the mountain have been restricted to preserve views of it, so many outlooks stay open.
Maungawhau station, formerly Mount Eden station, reopened with the City Rail Link on 13 September 2026, and buses run along Mt Eden Road and Dominion Road. Walking distance to the station and to Mt Eden Village adds appeal for professionals and downsizers.

Auction suits homes with strong, broad demand and no easy comparison: character villas, double grammar zone family homes and well-presented homes on sought-after streets. It sets a date and brings buyers to a decision. Deadline sale or negotiation can suit homes that are harder to value, such as apartments with a narrower buyer pool or homes with issues to disclose. The right choice depends on your home, not the suburb.
We look at recent results for similar Mount Eden homes before recommending a method, and explain the trade-offs of each. For timing, presentation and specific situations such as selling a character villa or a tenanted home, see how to sell a house in Mt Eden.

Mount Eden has more apartments than its villa streets suggest, from converted heritage buildings and older low-rise blocks to newer buildings around Enfield Street and Edwin Street. Two-bedroom apartments are among the most popular Mount Eden listings on realestate.co.nz. They sell to a different mix of buyers than houses do: first-home buyers, downsizers and investors. Pricing depends on the building, the body corporate and the unit’s position.
Our guide to Mt Eden apartments and townhouses covers the buildings buyers search for, pricing within a building, the documents, tenanted units and who buys.
Many Mount Eden sellers are also buyers, moving within the suburb or into it from the city or Eden Terrace. If you’re weighing up streets, school zones, transport and what daily life is like, our guide to living in Mount Eden covers it. It helps to know both sides before you decide the order of your sale and purchase.
Nearby, we also cover Eden Terrace, Kingsland and Epsom.
