Real Estate Agent Epsom: Free Property Appraisal & Local Selling Advice

Epsom sits about five kilometres south of Auckland’s city centre, in a valley between four volcanic cones: Maungawhau / Mount Eden, Tītīkōpuke / Mount St John, Maungakiekie / One Tree Hill and Te Tātua a Riukiuta / Three Kings. It’s best known for the double grammar zone, tree-lined streets of villas and bungalows, and a large number of newer townhouses. With 222 sales over the last 12 months and a median of $1,812,560, selling here is about detail: which side of a zone line your home is on, what’s around it, and which buyers it suits.

Our Auckland Central team, part of Ray White A T Realty, covers Epsom and specialises in homes across the city fringe.

If you’re thinking about selling, start with a free, no-obligation appraisal built on recent Epsom sales. You can also check current Epsom property prices first.

What we do

What does a good real estate agent in Epsom do for you?

A good Epsom agent prices your home from recent comparable sales on similar streets, not from a suburb average. They check exactly where your address sits against the school zone boundaries, recommend the right selling method, market the home to the buyers most likely to pay for it, and negotiate the result. They also hold a current licence with the Real Estate Authority.

In practice that means:

Pricing from the right comparables

A four-bedroom house near Cornwall Park, a three-bedroom townhouse off Manukau Road and a villa near Mt Eden Road each attract different buyers. Your agent should show you the sales they're using and why each one is relevant.

Getting the zone facts right

Buyers pay for zone certainty. Your agent should check the address against each school's own published list before it goes in the marketing. A wrong claim can cost you the sale.

Reaching the right buyers

Epsom buyers include families moving for schools, downsizers staying local, and buyers from neighbouring Mount Eden, Remuera and Newmarket. The campaign has to reach all of them.

Protecting you

Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.

Market snapshot

How much is my Epsom home worth?

Epsom’s median sale price was $1,812,560 over the last 12 months, down 3.3% on the previous 12 months (REINZ data, published September 2026). Homes took a median of 36 days to sell, and 222 sold over the year. Your own home’s value depends on its land, condition, type and exact zone position, so the median is only a starting point.

The same source puts the median asking price at $1,539,600, down 14.2%. That doesn’t mean buyers paid more than sellers asked. The two figures come from different sets of homes: three-bedroom townhouses were Epsom’s most popular listing type, and homes sold by auction or without a price don’t show an asking price at all. Price from sold evidence, not from listings.

The process

How does a free property appraisal in Epsom work?

A free appraisal is a written price range from a licensed agent, based on an inspection of your home and recent comparable Epsom sales. Under the Real Estate Authority’s rules, an appraisal must be in writing, reflect current market conditions and be supported by comparable sales. It takes about an hour on site, and there’s no cost and no obligation to list.

  1. 1A short conversationWe ask about your plans and timing, and anything you already know about the property: renovations, consents, title type, what you’ve heard from neighbours.
  2. 2A walk-throughWe look at what buyers will look at: layout, condition, light, outdoor space, parking and the street itself.
  3. 3Comparable Epsom salesWe select recent sales with a similar land size, home type and zone position. In Epsom that often means the same side of a boundary road, not only the same suburb.
  4. 4Your price range and methodYou get a realistic range with the evidence behind it, and our recommendation on auction, deadline sale or negotiation.
  5. 5A plan and timingWhat to fix, what to leave, when to launch, and what the campaign involves.

Appraisal, registered valuation or council CV: which do you need?

An appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.

In Epsom the gap between a CV and a sale price can be large, because a CV can’t see how a home compares with the townhouse next door or where exactly a zone line falls. If you’re selling, an appraisal is the right starting point. If a bank needs a figure for lending, you’ll need a registered valuation. We cover the difference in more detail in appraisal vs valuation explained.

Value drivers

What drives property values in Epsom?

Epsom values are driven by school zones, land size and planning rules, the type and condition of the home, outlook and green space, and access to Manukau Road, Newmarket and the city. Two homes with the same number of bedrooms can sell a long way apart because one is a standalone house on its own land and the other is a townhouse sharing a site.

School zones

Epsom sits in the double grammar zone — the home zones of both Auckland Grammar School and Epsom Girls Grammar School — except at its southern edges, where the lines follow roads such as Landscape Road, Pah Road and Green Lane West by house number and side of the road. A confirmed in-zone address widens your buyer pool. Always check the exact address against each school's own published list.

Land and planning

Larger sites carry a premium, especially where the Auckland Unitary Plan allows more than one home. Other areas sit under the Special Character Areas Overlay, which names several Epsom streets and limits demolition and major change. Check the planning maps for your address.

Type of home

Standalone villas, bungalows and larger family homes sell to a different buyer from Epsom's many townhouses, which have been added as infill since the early 1990s. Three-bedroom townhouses were the most popular listing type over the last year.

Green space and outlook

Cornwall Park and Maungakiekie / One Tree Hill sit on Epsom's south-eastern side, and many buyers value a home within walking distance of them.

Getting around

Manukau Road runs through the middle of the suburb, and Newmarket is close for shopping and the train. Buyers weigh traffic on the main roads against convenience.

Should you sell by auction or another method in Epsom?

Auction suits homes with strong, broad demand and few direct comparisons, such as well-presented family homes in the double grammar zone. It sets a date and brings buyers to a decision. Deadline sale or negotiation can suit homes that are harder to value or appeal to a narrower group, such as a home on a busy road or a townhouse competing with similar listings. The right choice depends on your home.

We look at recent results for similar Epsom homes before recommending a method, and we’ll explain the trade-offs. For timing, presentation and situations such as downsizing or selling a tenanted home, see how to sell a house in Epsom.

Selling an Epsom townhouse or apartment?

Three-bedroom townhouses were Epsom’s most popular listing type on realestate.co.nz over the last year, ahead of four-bedroom houses. They sell to a different mix of buyers than standalone homes: families wanting the zone at a lower price, downsizers and investors. Price depends on the title, the body corporate if there is one, and how the home compares with others in the same development.

Our Auckland Central team includes dedicated apartment and townhouse specialists, and the same careful approach to comparable sales applies. Read more about selling an Epsom townhouse or apartment.

Buying or moving into Epsom?

Epsom suits families who want the double grammar zone, downsizers staying local, and buyers who want Newmarket, the city centre and the motorway within easy reach. Its neighbours are Mount Eden to the north, Remuera and Newmarket to the east, Greenlane and One Tree Hill to the south, and Royal Oak to the west. Cornwall Park and One Tree Hill Domain sit on the south-eastern edge. Compare like with like: a standalone home here and a townhouse next door are different markets.

Our guide to living in Epsom covers the streets, homes, school zones and getting around. Nearby, we also cover Remuera, Mt Eden and Newmarket.

Questions

The things people ask us first

Where can I get a free property valuation in Epsom?+
Most agents offer a free property appraisal, which is what most people mean by a free valuation. It’s a written price range based on an inspection and recent comparable Epsom sales, and it’s the right starting point if you’re thinking of selling. A registered valuation from a registered valuer is a paid service, usually needed for bank lending or legal purposes. You can book a free Epsom appraisal with us using the form on this page.
How much does it cost to get your house valued in NZ?+
An agent’s appraisal is free. A registered valuation is charged by the valuer, and the price depends on the property, its complexity and how quickly you need the report. Larger Epsom homes, or homes with more than one dwelling on the site, can take longer to value. Ask a registered valuer for a written quote before you commit. If you only need to know what your home might sell for, a free appraisal gives you that.
How can I check my property's value online?+
Online estimates from sites such as OneRoof, homes.co.nz and QV are automated. They use past sales and property records, and they can’t see renovations, condition, outlook or exactly where a school zone line falls. The council CV is a rating value, not a market price. Both are useful as a rough guide, but in Epsom they can miss by a wide margin. An in-person appraisal checks your home against the sales that matter.
What are real estate agent fees in NZ?+
In New Zealand, agent commission is usually a percentage of the sale price plus a flat base fee, plus GST. Rates vary between agencies and are negotiable. Marketing and auction costs are often charged separately, so ask for everything in writing before you sign an agency agreement. The Real Estate Authority requires agents to explain their fees. We explain how commission works in real estate commission in NZ.
Is Epsom an expensive suburb?+
Epsom is one of Auckland’s higher-value suburbs. Its median sale price was $1,812,560 over the last 12 months, according to REINZ data published September 2026. The median mixes townhouses and standalone houses, so a family home on its own site in the double grammar zone usually sells well above it.

Choosing a real estate agent in Epsom

Epsom rewards local detail. The right agent prices your home from the sales that really compare, checks your zone position against each school’s own list, explains the difference between an appraisal, a valuation and your CV, and chooses the selling method that suits your home and its buyers. Start with a free appraisal and you’ll know where your home sits before you decide anything.
