Real Estate Agent Newmarket, Auckland: Free Property Appraisal & Apartment Selling Advice

Newmarket is a central Auckland suburb built around Broadway, its main road, and one of New Zealand’s most significant retail and hospitality destinations. It was an independent borough from 1885 until 1989, and today apartments are its most popular listings. Only 16 Newmarket properties sold over the last 12 months, so the right comparable sales matter far more here than any suburb figure.

Our Auckland Central team, part of Ray White A T Realty, covers Newmarket and specialises in apartments and homes across the city fringe.

If you’re thinking about selling, start with a free, no-obligation appraisal built on sales in your building and in buildings like it. You can also check current Newmarket property prices first.

What we do

What does a good real estate agent in Newmarket do for you?

A good Newmarket agent prices your home from recent sales of genuinely similar homes, which here usually means apartments in the same or a comparable building. They prepare the body corporate paperwork before launch, choose the selling method that suits the property and its likely buyers, market it to owner-occupiers and investors, and negotiate the strongest result under the rules that govern licensed agents.

In practice that means:

Pricing from the right comparables

A one-bedroom apartment in an older block, a two-bedroom unit in a newer building off Broadway and a townhouse on a residential street are different markets. Your agent should show you the sales they're using and why each one is relevant.

Getting the paperwork right

Newmarket apartments are usually unit titles, so buyers expect the body corporate documents early. Missing documents slow a sale down.

Reaching the right buyers

Newmarket buyers include first-home buyers, professionals working in Newmarket, Grafton or the city centre, investors and downsizers from neighbouring Remuera, Epsom and Parnell. The campaign has to reach each group.

Protecting you

Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.

Market snapshot

How much is my Newmarket home worth?

Newmarket’s median sale price was $1,025,000 over the last 12 months, up 18.9% on the previous 12 months (REINZ data, published September 2026). That figure comes from only 16 sales, and apartments were the most popular listings, so the median mostly shows which homes happened to sell. With so few sales, the suburb’s own median can swing either way. Your own home’s value depends on its building, size, floor, outlook and parking.

The same source puts the median asking price at $800,000, down 9.1%, well below the median sale price — another sign of a small sample where the homes listed and the homes sold were different mixes. The median time to sell was just 4 days. The council CV is a rating valuation for setting rates, not a market price, and online estimates often miss the differences between units in the same building. None of these figures is a valuation of your home. A handful of relevant sales is.

The process

How does a free property appraisal in Newmarket work?

A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable sales, starting with sales in the same building. It usually takes under an hour on site.

  1. 1A short conversationWe ask about your plans and timing, and what you know about the property: renovations, the body corporate, any tenancy, parking and storage.
  2. 2A walk-throughWe look at what buyers will look at: layout, condition, light, noise, outlook, balcony, parking and the building’s common areas.
  3. 3Comparable salesWe start with recent sales in your building, then similar buildings nearby, adjusting for size, floor, outlook and parking. For a townhouse or house, we compare land, parking and position.
  4. 4Your price range and methodYou get a realistic range with the evidence behind it, and our recommendation on auction, deadline sale or negotiation.
  5. 5A plan and timingWhat documents to request from the body corporate, what to fix, when to launch and what the campaign involves.

Appraisal, registered valuation or council CV: which do you need?

An appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.

People search for all three as if they were the same thing. For apartments, the difference matters more than usual: two units in one building can have similar CVs and sell tens of thousands of dollars apart because of floor, outlook and parking. Online estimates have the same blind spot. If you’re selling, start with an appraisal. If a bank needs a figure, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.

Value drivers

What drives apartment values in Newmarket?

Newmarket apartment values are driven by the building first: its age, quality, body corporate finances and maintenance plan. Then come the unit’s size, floor, outlook, sun and noise, whether it has a car park, and school zones. Two apartments of a similar size a few streets apart, or even in the same building, can sell for very different amounts because of these, which is why the suburb median is only a starting point.

The building

Buyers compare levies, the long-term maintenance plan, the balance of the building's funds and any past or planned repairs. A well-run building supports the price of every unit in it.

Size and layout

Many apartment buildings from the 2000s were criticised for their small unit sizes. A usable floor plan and a proper bedroom matter to both owner-occupiers and tenants.

Floor, outlook and noise

Broadway carries heavy traffic, so position within the building, and distance from the main road, affect what buyers will pay.

Parking and storage

A car park or storage unit on the title can put an apartment in a different bracket.

Planning and development

Newmarket's centre is in the Auckland Unitary Plan's Metropolitan Centre zone, which allows high-density buildings, and the plan also names a Newmarket business area in its Special Character Areas Overlay. What can be built next door affects views and light.

School zones

Much of residential Newmarket falls within both the Auckland Grammar School and Epsom Girls' Grammar School zones, and Newmarket School's zone covers Broadway too. Zones change and run street by street, so always check the exact address.

Should you sell by auction or private treaty in Newmarket?

Most Newmarket apartments sell by negotiation or deadline sale, because buyers and their lawyers need time to review the body corporate documents before they commit. Auction can suit apartments that several buyers are likely to want, where the paperwork is ready before the campaign starts, and it can work for scarce townhouses and houses. The right method depends on the property, the building and how many comparable sales exist.

We look at recent results for similar homes before recommending a method, and explain the trade-offs of each. For timing, costs and situations such as selling a tenanted unit or a townhouse, see how to sell a home in Newmarket.

Selling a Newmarket apartment?

Apartments are what Newmarket sells most: one- and two-bedroom apartments were its most popular listings on realestate.co.nz over the last 12 months. Selling one well means pricing it against the right sales in the building, preparing the pre-contract disclosure statement the Unit Titles Act 2010 requires, and presenting the building as well as the unit, because buyers compare buildings closely.

Our guide to selling an apartment in Newmarket covers the documents, pricing within a building, tenanted units and serviced apartments. If you’re weighing Newmarket against the city centre as a buyer, see Newmarket vs CBD apartments.

Buying or moving into Newmarket?

Newmarket suits buyers who want shops, the train station, Auckland City Hospital in neighbouring Grafton and the University of Auckland’s Newmarket site within easy reach. Its neighbours are Parnell to the north, Remuera to the east, Epsom to the south, Mount Eden to the south-west and Grafton to the west. Those suburbs are mostly houses with much higher medians, so buyers compare Newmarket apartments with apartments nearby rather than with the suburbs’ overall figures.

Our Newmarket property guide covers housing types, streets, schools and what buyers check. Nearby, we also cover Parnell, Remuera, Grafton and the Auckland city centre.

Questions

The things people ask us first

Where can I get a free property valuation in Newmarket?+
Most agents offer a free property appraisal, which is what most people mean by a free valuation. It’s a written price range based on an inspection and recent comparable sales, starting with sales in your building if you own an apartment. It’s the right starting point if you’re thinking of selling. A registered valuation is a paid service from a registered valuer, usually for bank lending or legal purposes. You can book a free Newmarket appraisal using the form on this page.
How do I estimate my apartment's value in NZ?+
Start with recent sales in the same building, then similar buildings nearby, and adjust for size, floor, outlook, parking and condition. Online estimates from OneRoof, homes.co.nz and QV are automated and often miss the differences between units in one building. The council CV is a rating value, not a market price. For a figure you can act on, get a written appraisal that shows the sales it’s based on.
What are real estate agent fees in NZ?+
In New Zealand, agent commission is usually a percentage of the sale price plus a flat base fee, plus GST. Rates vary between agencies and are negotiable. Marketing and auction costs are often charged separately, so ask for every cost in writing before you sign an agency agreement. The Real Estate Authority requires agents to explain their fees. We explain how commission works in real estate commission in NZ.
How do you choose a good real estate agent in Newmarket?+
Ask each agent which recent Newmarket sales they would compare your home with, and how they would sell it. A good agent gives you a written appraisal backed by comparable sales, knows the building and its body corporate, explains the method and every cost, and has a plan for reaching both owner-occupiers and investors. Check their licence on the Real Estate Authority’s public register, and compare offers in writing before you sign.
Will property prices go up in 2026 in NZ?+
Bank economists expect little change. As of May 2026, forecasts from ANZ, ASB, BNZ, Westpac and the Reserve Bank for the year to March 2027 ranged from a 2.2% fall to a 1.07% rise, with a median of minus 0.5%. None is specific to Newmarket, and with only 16 sales a year, Newmarket’s own median can swing sharply either way on the mix of homes that sell.

Choosing a real estate agent in Newmarket

Newmarket is an apartment market with very few sales, so the suburb median tells you little about your own home. The right agent prices from sales in your building and comparable buildings, prepares the body corporate paperwork before launch, explains the difference between an appraisal, a valuation and your CV, and chooses a method that suits your property and its buyers. Start with a free appraisal and you’ll know where your home sits before you decide anything.
