Newmarket, Auckland
Newmarket Property Guide – Shopping, Lifestyle and Real Estate
Newmarket (Te Tī Tūtahi) is a compact central Auckland suburb, south-east of the city centre, between Parnell, Grafton, Mount Eden, Epsom and Remuera. It was an independent borough from 1885 to 1989, grew from a livestock market into a retail and commercial centre, and is known for its concentration of retail, dining and entertainment along Broadway and the surrounding streets.
For property buyers, Newmarket offers a mix of modern apartments, older units, and some townhouses and standalone homes on the residential fringes. The suburb’s strength is its convenience: the train station, buses, shopping centres, supermarkets, gyms and restaurants are close to most homes. What types of properties are available in Newmarket
Newmarket’s property mix leans more toward apartments and townhouses compared to suburbs like Ponsonby or Grey Lynn. The commercial heart along Broadway means residential properties are concentrated in the surrounding streets. One- and two-bedroom apartments were the most popular listings over the last 12 months, and the 2023 census counted 1,107 dwellings in the suburb.
- Modern apartments: newer developments along Broadway and Khyber Pass Road, typically one to three bedrooms
- Older unit blocks: mid-century apartment buildings, usually at lower prices than newer buildings
- Townhouses: newer builds in the residential pockets off Broadway
- Standalone homes: limited, mostly found towards the Remuera and Epsom borders

How much do homes cost in Newmarket?
Newmarket’s median sale price was $1,025,000 over the last 12 months, up 18.9%, but that’s based on only 16 sales (REINZ data, published September 2026). With so few sales, mostly apartments, the median swings with whichever homes happened to sell.
For an individual apartment, recent sales in the same building are a far better guide than any suburb figure, and a townhouse or house has to be compared with sales on the Remuera, Epsom and Parnell edges. The median weekly rent was $600 over the last 12 months, unchanged (REINZ). We track these figures every month, with neighbouring suburbs, in the price report linked above.
Why buyers choose Newmarket
Buyers choose Newmarket for convenience. The train station, buses, Broadway’s shops and restaurants, and major employers such as Auckland City Hospital in neighbouring Grafton are all close by. It suits people who want to walk or take the train rather than drive, and investors who want a location that stays in demand with tenants. The trade-off is traffic and noise near the main roads.
Transport connections
Newmarket railway station is the second-busiest in Auckland after the city’s main station, Waitematā (formerly Britomart), and serves the South City and Onehunga West lines, which run through the new City Rail Link stations since the link opened on 13 September 2026. Bus services run along Broadway and Khyber Pass Road. For drivers, the Southern Motorway crosses the suburb on the Newmarket Viaduct.
Retail and dining
Broadway is Newmarket’s main road and one of New Zealand’s most significant retail and hospitality destinations, with Westfield Newmarket as the anchor. The street also features independent retailers, cafes, restaurants, and a cinema. Most daily needs can be met on foot.
Proximity to employment and education
Newmarket sits between the Auckland city centre and the Grafton medical precinct (Auckland City Hospital, Starship Children’s Hospital); see our Grafton property guide. The University of Auckland’s Grafton campus is nearby, and the former Lion Brewery land on Khyber Pass Road has been redeveloped as part of the university. Auckland Domain is also close. This makes the suburb popular with medical professionals and university staff.

Best pockets for buyers in Newmarket
Newmarket is small — 0.85 square kilometres — but its streets differ a lot. The side streets off Broadway are quieter than the main roads, Khyber Pass Road has the newest apartment buildings, and the edges towards Remuera, Parnell and Epsom are more residential. Noise, parking and what can be built next door vary from street to street, so inspect more than once.
- Teed Street and surrounds: Quieter pocket off Broadway with cafes and boutiques. Good for professionals wanting walkability without the main-road noise.
- Remuera Road end: The eastern edge of Newmarket borders Remuera, offering slightly larger properties and a more residential feel.
- Khyber Pass Road: Mixed commercial and residential. Newer apartment developments here offer modern living close to the station and the city fringe.
- Davis Crescent area: Streets near the Khyber Pass Road end of Broadway, close to the motorway and Grafton.
Which schools serve Newmarket?
Much of residential Newmarket falls within both the Auckland Grammar School and Epsom Girls’ Grammar School zones. Zones change and run street by street, so check the exact address with each school before you buy.
- Primary: Newmarket School (years 1 to 6). The school says it doesn’t accept out-of-zone applications at present.
- Secondary (boys): Auckland Grammar School. Its September 2026 street list includes Newmarket streets from Alma Street to York Street, among them Broadway, Teed Street, Nuffield Street, Mortimer Pass and Khyber Pass, and part of Great South Road.
- Secondary (girls): Epsom Girls’ Grammar School. Its August 2024 home zone address list includes Newmarket streets such as Broadway, Teed Street and Nuffield Street, with Carlton Gore Road and Khyber Pass included only in part. Auckland Girls’ Grammar School publishes its zone as a map.
Check the Ministry of Education’s school zone tool for any address, and don’t rely on a listing description.
What should you check before buying a Newmarket apartment?
Check the building as well as the unit. The seller must give you a pre-contract disclosure statement under the Unit Titles Act 2010, covering levies, the body corporate’s long-term maintenance plan and the balance of its funds. Read it, and the recent minutes, with your lawyer. Then compare the unit with recent sales in the same building and look at floor, outlook, noise and parking.
Some Newmarket buildings are run partly as serviced apartments, so check whether a unit is bound by a management agreement before you buy.
What buyers should know before purchasing in Newmarket
Three things catch Newmarket buyers out: noise on the main roads, the body corporate behind most apartments and townhouses, and new development nearby. None of them is a reason to avoid the suburb, but each affects what you should pay. Inspect at different times of day, read the body corporate papers with your lawyer, and check the planning maps for the address and its neighbours.
Noise levels vary significantly by location
Properties directly on Broadway or Khyber Pass Road will experience higher traffic noise: Broadway carries more than 40,000 vehicles a day. Side streets even one block back are noticeably quieter. If noise is a concern, inspect at different times of day.
Body corporate structures are common
Most Newmarket apartments and many townhouses have body corporate arrangements. Review the body corporate minutes, financial statements, and maintenance fund before purchasing. Long-term maintenance plans (LTMPs) are particularly important for older buildings. The seller’s pre-contract disclosure statement is the place to start.
Development is ongoing
Newmarket’s centre is one of 11 areas in the Auckland Unitary Plan’s Metropolitan Centre zone, which provides for high-density residential and commercial buildings. The plan also names a Newmarket business area in its Special Character Areas Overlay, and part of that overlay is being reconsidered through Plan Change 120. Check the planning maps for any property you’re considering, because new construction nearby can affect views, light and parking.

Frequently asked questions
Is Newmarket a good investment suburb?+
Newmarket has steady rental demand from its transport links, shops and the hospitals and university nearby. The median weekly rent was $600 over the last 12 months, unchanged (REINZ). Returns depend on the building, its levies and maintenance plan, and the unit’s size and position, so compare the rent against all the costs before you buy.
How does Newmarket compare to Auckland CBD for apartment buyers?+
Newmarket offers a town-centre setting with less high-rise density than the city centre, the second-busiest train station in Auckland and Broadway’s shops on the doorstep. The city centre has far more buildings to choose from and more waterfront options. Suburb medians aren’t a fair price comparison, because the two areas sell very different mixes of apartments. Compare similar units in similar buildings instead.
Is Newmarket walkable?+
Yes, for most daily needs. Broadway provides shopping, dining and entertainment within a compact area of 0.85 square kilometres, and the train station and bus routes connect to the city centre and beyond. The main drawback for walkers is traffic: Broadway carries more than 40,000 vehicles a day, which makes crossing it slow in places. Most residents can handle daily errands on foot.
What is the average house price in Newmarket?+
Newmarket’s median sale price was $1,025,000 over the last 12 months, based on only 16 sales, mostly apartments (REINZ, September 2026). With so few sales the median moves a lot. Our monthly Newmarket price report explains the numbers and compares nearby suburbs.
Is Newmarket in the Auckland Grammar zone?+
Much of it is. Auckland Grammar School’s September 2026 street list includes Broadway and more than 30 other Newmarket streets, and Epsom Girls’ Grammar School’s August 2024 address list covers many of the same streets, so much of residential Newmarket falls within both zones. Some roads are in zone only in part. Zones change, so confirm the exact address on each school’s list before you buy.
Which suburbs are next to Newmarket?+
Newmarket’s neighbours are Parnell to the north, Remuera to the east and south-east, Epsom to the south, Mount Eden to the south-west and Grafton to the west, with Newmarket Park to the north-east and Auckland Domain to the north-west. Buyers often compare Newmarket apartments with those in Parnell and Grafton, and townhouses with homes on the Remuera and Epsom edges.
