Grafton, Auckland

Grafton Property Guide – Auckland’s City-Fringe Medical Precinct

Grafton, Auckland, sits on the south-eastern edge of the city centre, with Parnell to the north, the Auckland Domain to the north-east and Newmarket to the east. It covers just 0.87 square kilometres, but it’s home to Auckland City Hospital, Starship Children’s Hospital and the University of Auckland’s Grafton Campus, and that shapes who buys and rents there.

Apartments and units are Grafton’s most popular listings, with some heritage-character homes on the quieter residential streets. It appeals to medical professionals, university staff and students, and investors targeting the consistent rental demand generated by the hospital and university. Where is Grafton, Auckland?

Grafton is an inner suburb of Auckland, New Zealand, named after the Duke of Grafton. Its neighbours are Parnell to the north, the Auckland Domain to the north-east, Newmarket to the east, Epsom to the south-east, Eden Terrace and Mount Eden to the south, Newton to the south-west and the city centre to the west and north-west. It’s in the Waitematā Local Board area.

Grafton Gully, a deep gully that now carries motorway lanes, divides the city centre from Grafton and Parnell, and Grafton Bridge crosses it to link Karangahape Road with Grafton Road. The suburb shrank as motorways and arterial roads were built in the mid-20th century, which left a smaller, closely knit residential area around the hospital and the Domain.

What types of properties are in Grafton

Grafton’s housing stock is compact and varied. The main arterial, Grafton Road, has a mix of apartment buildings and older housing. Side streets offer quieter residential options. Because titles vary as much as the buildings do — from freehold houses to unit title apartments, cross leases and leasehold — check the title of any property before you compare prices.

  • Apartment buildings: from high-rise blocks such as Phoenix Gardens on Grafton Road to newer developments such as Neo on Madeira Lane, with studios to two-bedroom apartments.
  • Older units and flats: smaller blocks of flats and units. Check whether the title is unit title, cross lease or leasehold.
  • Townhouses: limited, including Grafton Mews on Glasgow Terrace, a 1970s development of hexagonal town houses.
  • Character homes: limited but present, including Huntly House on Huntly Avenue (1876), La Roche Villa on Glasgow Terrace (1907) and St Arvans on the corner of Carlton Gore Road and Park Road.

Grafton property prices

Grafton’s median sale price was $348,000 over the last 12 months, down 19.5%, from 88 sales (REINZ data, published September 2026). That’s an apartment median: two- and one-bedroom apartments were the most popular listings, so it mostly reflects which units sold, not what a house or a larger apartment is worth.

For context, Auckland Central’s median was $321,052 (692 sales), Eden Terrace $800,000 (50 sales), Newmarket $1,025,000 (16 sales) and Parnell $1,765,000 (126 sales) over the same period (REINZ). Apartments were the most popular listings in all five suburbs, but the size, age and title of what sold differ a lot. Compare by property type, not by suburb median.

Why buyers choose Grafton

Buyers choose Grafton for what’s within walking distance: New Zealand’s largest hospital, the university’s medical campus, the Auckland Domain and the city centre. For hospital and university staff, living in Grafton can mean walking to work. For investors, the same institutions bring tenants. The trade-off is busy roads, a small and varied housing stock and prices that depend heavily on the building.

Proximity to Auckland City Hospital

Grafton is home to Auckland City Hospital, the largest hospital in New Zealand with 1,187 beds, and Starship Children’s Hospital on the same grounds. Both are run by Te Whatu Ora (Health New Zealand). Medical professionals working shifts often prefer living within walking distance. This creates a pool of tenants for investors and a specific pool of buyers for owner-occupiers.

University of Auckland Grafton Campus

The Faculty of Medical and Health Sciences is based at the Grafton campus at 85 Park Road, opposite the hospital and on the doorstep of the Auckland Domain. Staff and postgraduate students create consistent demand for housing in the immediate area.

Auckland Domain

Grafton borders the Auckland Domain, the oldest park in the city, covering 75 hectares on the crater of the Pukekawa volcano. Properties with Domain proximity benefit from green space, walking tracks, the Auckland War Memorial Museum, and the Wintergardens. This is a significant lifestyle advantage for a suburb so close to the city centre.

Getting around

Grafton station, near Khyber Pass Road and Park Road, opened in 2010 and has been on the South City Line and the Onehunga West Line since the City Rail Link opened on 13 September 2026. South City trains run from Grafton through the new Karanga-a-Hape and Te Waihorotiu stations to Waitematā station. Grafton Bridge carries buses and, since 2009, has been closed to private vehicles except taxis during the day.

What buyers should know before purchasing in Grafton

Check the building, the title and the noise as carefully as the apartment. Grafton’s buildings range widely in age and quality, some property near the city centre is leasehold, and main roads and a motorway run through the suburb. Heritage and special character rules also apply to parts of Grafton.

Traffic noise can be an issue

Grafton Road and Park Road carry significant traffic volume, particularly during commuter hours. Khyber Pass Road and the motorway in Grafton Gully add to the noise profile. Properties on side streets or facing the Domain are noticeably quieter.

Building quality varies significantly

Grafton has a mix of well-built modern apartments and older buildings that may have deferred maintenance. Pre-purchase due diligence should include a thorough body corporate review, building inspection, and check of the long-term maintenance plan.

Check the title

Ask whether the property is freehold, a unit title, a cross lease or leasehold before you compare prices. With leasehold, you pay ground rent to the landowner, and rising rent and a shortening lease term can affect a later sale. Leasehold is concentrated in Auckland Central and Parnell, Grafton’s neighbours, so read the title with your lawyer.

Heritage and special character

Grafton is characterised by many historic buildings, with residential zoning that discourages demolition. The Auckland Unitary Plan names Grafton among the early suburbs covered by its special character overlay for residential areas, and Grafton Bridge is listed by Heritage New Zealand. If you plan to alter or replace an older building, check the plan maps for the address first.

Which school zones cover Grafton?

Much of Grafton is in the Auckland Grammar School zone. Its September 2026 street list has 30 entries labelled Grafton, from Arawa Street to Tennis Lane, including Park Road, Seafield View Road, Huntly Avenue, Glasgow Terrace, Nugent Street and Burton Street, none marked as part of a street, plus Grafton Road and Khyber Pass under shared labels. Always check the exact address against the current list.

Epsom Girls’ Grammar School’s August 2024 list is much narrower here: Outhwaite Lane, Parkfield Terrace, Severn Street, and part of Park Road. St Peter’s College, a state-integrated Catholic boys’ school for years 7 to 13, is in Grafton. For primary and intermediate schools, check each school’s own zone.

Frequently asked questions

Is Grafton a good investment suburb?+

It can be, but it depends on the unit, not the suburb. Grafton has strong rental demand from Auckland City Hospital and the University of Auckland’s Grafton Campus, with a high proportion of residents renting. Grafton’s median was down 19.5% over the last 12 months (REINZ), largely a reflection of which apartments sold. Check the unit’s actual rent, levies, title and maintenance plan before you buy.

How far is Grafton from Auckland CBD?+

Grafton borders the city centre, across Grafton Gully. Grafton Bridge links Grafton Road with Karangahape Road and carries buses between the city centre and Newmarket. By train, South City Line services run from Grafton station to Waitematā station through the new City Rail Link stations. Journey times depend on where you start, so check Auckland Transport’s journey planner.

What is Grafton like to live in?+

Grafton is a compact suburb with a functional rather than lifestyle-focused character. Its main advantages are proximity to the hospital, university, Auckland Domain, and the city centre. It’s a young suburb: at the 2023 Census, 39.1% of residents were aged 15 to 29 and the median age was 31.6, against 38.1 nationally. Newmarket and Parnell are its neighbours for shopping and dining.

Is Grafton in the Auckland Grammar zone?+

Much of it is. Auckland Grammar School’s September 2026 street list has 30 entries labelled Grafton, including Park Road, Seafield View Road, Huntly Avenue and Burton Street, with no part-street limits, plus Grafton Road and Khyber Pass under shared labels. Epsom Girls’ Grammar School’s August 2024 list includes only four Grafton entries. Zones change and run street by street, so check the exact address with each school before you buy.

What is the average property price in Grafton?+

Grafton’s median sale price was $348,000 over the last 12 months, down 19.5%, from 88 sales (REINZ data, published September 2026). It’s an apartment median, shaped by one- and two-bedroom units, the most popular listings, so it isn’t a guide to a house. Recent sales in the same building are the best guide for an apartment.

What suburb is Auckland City Hospital in?+

Grafton. Auckland City Hospital is on Park Road, Grafton, and Starship Children’s Hospital shares its grounds. The University of Auckland’s Grafton Campus, home of the Faculty of Medical and Health Sciences, is opposite, at 85 Park Road. Grafton station, near Khyber Pass Road and Park Road, is the nearest train station. The first hospital on the site dates back to 1847.
