Grafton, Auckland
Grafton is the inner suburb between the city centre, Parnell and Newmarket that’s home to Auckland City Hospital, Starship Children’s Hospital and the University of Auckland’s Grafton Campus. Two- and one-bedroom apartments are its most popular listings, and 88 Grafton properties sold over the last 12 months. In a market like this, your building and your title matter more than any suburb figure.
Our Auckland Central team, part of Ray White A T Realty, covers Grafton and includes dedicated apartment specialists across the city fringe.
If you’re thinking about selling, start with a free, no-obligation appraisal built on sales in your building and in buildings like it. You can also check current Grafton property prices first.

What we do
A good Grafton agent prices your home from recent sales of genuinely similar homes, which here usually means apartments in the same or a comparable building with the same kind of title. They get the body corporate and title paperwork ready before launch, choose a selling method that suits the property and its likely buyers, and negotiate the strongest result under the rules that govern licensed agents.
In practice that means:
A studio in an older block, a two-bedroom apartment in a newer building, a leasehold unit and a villa on a quiet street are four different markets. Your agent should show you the sales they're using and why each one is relevant.
Freehold, unit title, cross lease and leasehold titles all exist in central Auckland, and buyers and lenders treat each differently, so the title type shapes the price and the buyer pool.
Grafton buyers include investors, hospital and university staff, first-home buyers and downsizers. The campaign has to reach each group.
Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.
Market snapshot
Grafton’s median sale price was $348,000 over the last 12 months, down 19.5% on the previous 12 months (REINZ data, published September 2026), from 88 sales. That’s an apartment median: two- and one-bedroom apartments were the most popular listings, so the figure mostly reflects which units happened to sell. Your own home’s value depends on its building, size, title, floor, outlook and parking.
The same source puts the median asking price at $470,000, down 25.3%, and the median time to sell at 36 days. The council CV is a rating valuation for setting rates, not a market price, and online estimates often miss the differences between units in the same building or between a leasehold and a freehold unit. None of these figures is a valuation of your home. A handful of relevant sales is.

The process
A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable sales, starting with sales in the same building. It usually takes under an hour on site.
Ready to find out what your home is worth?
Book your free appraisalAn appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.
People search for all three as if they were the same thing. For apartments the difference matters more than usual: two units in one building can have similar CVs and sell tens of thousands of dollars apart because of floor, outlook, parking or title. Online estimates have the same blind spot. If you’re selling, start with an appraisal. If a bank needs a figure, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.
Value drivers
Grafton values are driven by the type of home first, then by the building and the title. A studio, a two-bedroom apartment and a villa sell to different buyers at very different prices, and a leasehold unit can sell for far less than a similar freehold one. After that come size, floor, outlook, noise, parking, heritage rules and school zones, which is why the suburb median is only a starting point.
Buyers compare levies, the long-term maintenance plan, fund balances and any past or planned repairs, and they compare buildings with each other.
Freehold, unit title, cross lease and leasehold titles exist in central Auckland. With leasehold, you own the building but not the land and pay ground rent to the landowner. Buyers price that in, so leasehold and freehold sales can't be compared directly.
Park Road, Khyber Pass Road, Grafton Road and the motorway in Grafton Gully carry heavy traffic. Views over the Domain or the city add value. A unit's position in the building affects what buyers will pay.
Auckland's Unitary Plan names Grafton among the early suburbs covered by its special character overlay for residential areas. Check the maps for your address before making any changes.
Many Grafton streets are on Auckland Grammar School's September 2026 list, for example Burton Street, Park Road and Seafield View Road. Always check the exact address.

Many Grafton apartments sell by negotiation or deadline sale, because buyers and their lawyers need time to review the body corporate documents and the title before they commit. Auction can suit homes that several buyers are likely to want, where the paperwork is ready before the campaign starts, including Grafton’s houses. The right method depends on the property, the title and how many comparable sales exist.
We look at recent results for similar homes before recommending a method, and explain the trade-offs of each. For timing, tenanted and leasehold property and costs, see how to sell a home in Grafton.

Apartments are Grafton’s main market: two- and one-bedroom apartments were its most popular listings on realestate.co.nz over the last 12 months. Selling one well means pricing it against the right sales in the building, preparing the pre-contract disclosure statement the Unit Titles Act 2010 requires, and being clear about the title, because buyers compare buildings and titles closely.
Our guide to selling a Grafton apartment covers the buildings buyers search for, freehold and leasehold titles, pricing within a building, tenanted units and who buys.
Grafton suits buyers who want the hospital, the university’s Grafton Campus, the Auckland Domain and the city centre within easy reach. Its neighbours are Parnell to the north, the Domain to the north-east, Newmarket to the east, Epsom to the south-east, Eden Terrace and Mount Eden to the south, Newton to the south-west and the city centre to the west. Grafton station is near Khyber Pass Road and Park Road.
Our Grafton property guide covers the homes, schools and what buyers check. Nearby, we also cover Parnell, Newmarket, Eden Terrace, Mt Eden and the Auckland city centre. Parnell and Mount Eden have far more houses than Grafton, so compare like with like.

Grafton is an apartment market with a low median, set by the kinds of units that sell there, so the suburb figure tells you little about your own home. The right agent prices from sales in your building and comparable buildings with the same title, prepares the body corporate and title paperwork before launch, explains the difference between an appraisal, a valuation and your CV, and chooses a method that suits your property and its buyers. Start with a free appraisal and you’ll know where your home sits before you decide anything.
