Real Estate Agent Remuera: Free Property Appraisal & Local Selling Advice

Remuera is one of Auckland’s most established suburbs. It sits about four kilometres south-east of the city centre and runs from Hobson Bay and the Orakei Basin down to the Southern Motorway, with tree-lined streets of Edwardian villas, bungalows and large mid-century homes. Selling here is about detail: two homes a few streets apart can sell hundreds of thousands of dollars apart because of land, zoning, school zones and outlook.

Our Auckland Central team, part of Ray White A T Realty, covers Remuera and specialises in residential homes across Auckland’s eastern suburbs.

If you’re thinking about selling, start with a free, no-obligation appraisal based on recent Remuera sales. You can also check current Remuera property prices first.

What we do

What does a good real estate agent in Remuera do for you?

A good Remuera agent prices your home from recent comparable sales on similar streets, not from a suburb average. They recommend the right method for your property and buyer pool, market it to both local upsizers and buyers from outside the area, and negotiate the strongest result under the rules that govern licensed agents.

In practice that means:

Pricing from the right comparables

A villa on a quiet street near Remuera Village, a family home in the grammar zones and a townhouse off Remuera Road each attract different buyers and sell at different levels. Your agent should show you the sales they're using and why.

Choosing the method

Auction, deadline sale or negotiation each suit different homes. A character villa in the grammar zone with broad demand suits auction. A home that's harder to value or appeals to a narrower buyer pool may suit deadline sale or negotiation.

Reaching the right buyers

Remuera buyers include families moving up from Epsom, Mount Eden and Newmarket, downsizers staying local, and buyers relocating from overseas. The campaign has to reach all of them.

Protecting you

Agents are licensed under the Real Estate Agents Act 2008 and must follow the Real Estate Authority's code of conduct, including how offers are handled and what must be disclosed. If something goes wrong, the Authority runs a complaints process.

Market snapshot

How much is my Remuera home worth?

Remuera’s median sale price was $1,991,667 over the last 12 months, down 7.3% on the previous 12 months (REINZ data, published September 2026). That figure comes from 425 sales, and your home’s value depends on land size, zoning, condition, school zone and outlook, so the median is only a starting point.

Asking prices have held up better than sale prices. The median asking price was $2,135,850, up 4.2% over the same period. That gap matters: pricing to what’s been asked rather than what’s been paid is the most common reason homes sit on the market. The median rent sits at $885 per week. An appraisal based on recent sold prices on comparable streets tells you where your home really sits.

The process

How does a free property appraisal in Remuera work?

A free appraisal is a written price range from an agent, based on an inspection of your home and recent comparable Remuera sales. It takes about 45 to 60 minutes on site, and you receive the range, the sales it’s based on and a recommended selling approach. There’s no cost and no obligation to list.

  1. 1A short conversationWe ask about your plans and timing, and anything you already know about the property: renovations, consents, what you’ve heard from neighbours.
  2. 2A walk-throughWe look at what buyers will look at: layout, condition, natural light, outdoor space, parking and the street itself.
  3. 3Comparable Remuera salesWe select recent sales with a similar land size, home type and location. In Remuera that often means the same side of Remuera Road or the same school zone, not only the same suburb.
  4. 4Your price range and methodYou get a realistic range with the evidence behind it, and our recommendation on auction, deadline sale or negotiation.
  5. 5A plan and timingWhat to fix, what to leave, when to launch and what the campaign involves.

Appraisal, registered valuation or council CV: which do you need?

An appraisal is an agent’s opinion of what your home would sell for now. It’s free and it’s for selling decisions. A registered valuation is a paid report from a registered valuer, used by banks, lawyers and courts. A council CV (capital value) is Auckland Council’s rating valuation for setting rates. It isn’t a market price and isn’t updated between revaluations.

People mix these up all the time. The council’s rates lookup is often the first thing that comes up when you search for a Remuera property value. In a suburb where homes vary as much as they do here, the CV can sit well above or below what a buyer will pay. If you’re selling, an appraisal is the right starting point. If a bank needs a figure for lending, you’ll need a registered valuation. We explain the difference in appraisal vs valuation explained.

Value drivers

What drives property values in Remuera?

Remuera values are driven by land size and zoning, school zones, the character and condition of the home, views and sun, and how close it is to Remuera Village, Newmarket and the train line. The same four-bedroom house can sell for very different amounts depending on which side of Remuera Road or Upland Road it’s on.

Land and zoning

Larger sites, especially flat or north-facing ones, carry a premium. Some sites have subdivision or redevelopment potential under the Auckland Unitary Plan. Others sit under a special character overlay that limits change. Check the planning maps for your address. It shapes who your buyer is.

School zones

Parts of western Remuera fall within the home zones for both Auckland Grammar School and Epsom Girls Grammar School. The rest of the suburb doesn't. Remuera Intermediate also has its own zone. Zone lines change and run street by street, so always check the exact address.

Character and condition

Well-kept villas and bungalows have a strong following. Homes needing work attract a different, more price-sensitive buyer. The gap between renovated and unrenovated is wide in Remuera.

Views and outlook

The ridge along Remuera Road and the slopes around Ohinerau / Mount Hobson give some homes views towards the harbour and Rangitoto. Buyers pay for them.

Getting around

Walking distance to Remuera Village, Newmarket and Remuera railway station adds appeal, especially for downsizers and professionals.

Should you sell by auction or private treaty in Remuera?

Auction suits homes with strong, broad demand and no easy comparison: character villas, grammar-zone family homes and well-presented homes on sought-after streets. It sets a date and brings buyers to a decision. Deadline sale or negotiation can suit homes that are harder to value or appeal to a narrower buyer pool. The right choice depends on your home, not the suburb.

We look at recent results for similar Remuera homes before recommending a method, and explain the trade-offs of each. For timing, presentation and specific situations such as downsizing or selling a tenanted home, see how to sell a house in Remuera.

Selling a Remuera apartment or townhouse?

Remuera has a growing number of apartments and townhouses, from boutique low-rise blocks near Remuera Road to newer townhouse developments. They sell to a different mix of buyers than standalone homes: downsizers, professionals and investors. Pricing depends on the building, the body corporate and the unit’s position within it. Selling one well means preparing the pre-contract disclosure statement the Unit Titles Act 2010 requires and presenting the building as well as the unit.

Our guide to Remuera apartments and townhouses covers pricing within a building, the documents, tenanted units and who buys.

Buying or moving into Remuera?

Remuera suits families who want the grammar school zones, buyers moving up from nearby suburbs and downsizers who want to stay local. Its neighbours include Newmarket to the north-west, Epsom and Mount Eden to the west, Meadowbank to the east and Orakei towards the waterfront. Remuera Village, Newmarket and the train line are all within reach, and the Southern Motorway gives fast access to the city centre and the airport.

Our guide to living in Remuera covers the streets, homes, school zones and getting around. Nearby, we also cover Newmarket, Epsom and Parnell.

Questions

The things people ask us first

Where can I get a free property valuation in Remuera?+
Most agents offer a free property appraisal, which is what most people mean by a free valuation. It’s a price range based on an inspection and recent comparable Remuera sales, and it’s the right starting point if you’re thinking of selling. A registered valuation from a registered valuer is a paid service, usually needed for bank lending or legal purposes. You can book a free Remuera appraisal with us using the form on this page.
How much does a registered property valuation cost?+
A registered valuation is charged by the valuer and the price depends on the property and how quickly you need the report. Larger or more complex Remuera homes usually cost more to value. Ask for a quote from a registered valuer before you commit. If you only need to know what your home might sell for, a free agent appraisal gives you that without the cost.
What are real estate agent fees in NZ?+
In New Zealand, agent commission is usually a percentage of the sale price plus a flat base fee, plus GST. Rates vary between agencies and are negotiable. Marketing and auction costs are often charged separately, so ask for everything in writing before you sign an agency agreement. The Real Estate Authority requires agents to explain their fees. We explain how commission works in real estate commission in NZ.
Is Remuera a wealthy area?+
Remuera is consistently one of Auckland’s higher-value suburbs. The median sale price was $1,991,667 over the 12 months to September 2026, according to REINZ data. Values vary widely within the suburb: apartments and townhouses sell well below large family homes on big sites in the grammar zones or with harbour views.
What is the hardest month to sell a house in Auckland?+
There’s no single bad month, but the Auckland market usually slows over the Christmas and New Year holidays and in the middle of winter, when fewer buyers are out looking. Spring and early autumn are traditionally busier. A quieter month can also mean less competing stock, so the right time depends on your home and your plans. We’ll give you a view on timing as part of your appraisal.
