Parnell Road functions as the suburb’s main street, lined with boutique shops, galleries, cafes, and restaurants. The village atmosphere creates a distinctive residential experience that differs from both CBD apartment living and suburban sprawl. Much of the village’s look dates from the 1970s, when a local businessman restored and restyled buildings on Parnell Road as “Parnell Village”.

Which schools serve Parnell?
Parnell is covered by several school zones, and the lines run street by street. Parts of Parnell fall within both the Auckland Grammar School and Epsom Girls Grammar School zones: both schools’ street lists include Parnell Road, St Stephens Avenue and Gladstone Road. Each list has its own exceptions, so check the exact address on each school’s list.
- Primary: Parnell District School, a state school for Years 1 to 8 on St Stephens Avenue. In-zone children have a guaranteed place, and the zone is published on the Education Counts site.
- Secondary: Auckland Grammar School (boys; street list, September 2026), which takes only odd numbers on The Strand, and Epsom Girls Grammar School (home zone addresses, August 2024), whose zone excludes numbers 35 and below on Parnell Rise, and Carlaw Park Avenue.
- Private: ACG Parnell College, an independent school for Years 1 to 13 with its own admission rules.

What should you check before buying a Parnell apartment?
Check the building and the title as well as the unit. The seller must give you a pre-contract disclosure statement under the Unit Titles Act 2010, covering levies, the body corporate’s planned maintenance and its funds. Some Parnell apartments and townhouses, particularly near The Strand, are leasehold, so find out whether the land is owned or leased before you look at the price.
With a leasehold unit you pay ground rent to the landowner, and rent reviews can change the value sharply. How far is Parnell from Newmarket?+
Parnell and Newmarket are neighbours. Parnell Road runs south-east from the top of the suburb towards Newmarket and becomes Broadway, Newmarket’s main street, at the George Street and Sarawia Street intersection.
