No. An appraisal is information, not a commitment — there's no obligation to list with James, and none to sell at all. Plenty of people ask for one simply to understand where the market sits before deciding anything.
What's the difference between an appraisal and a valuation?
An appraisal is provided free by a licensed salesperson and reflects what the market is likely to pay right now. A registered valuation is a paid, formal assessment by an independent registered valuer, and is what banks and courts rely on. Most people selling a home need an appraisal; a valuation is usually only needed for lending or legal reasons.
