Glendowie is the end of the line in the best sense. Past St Heliers, at the tip of the peninsula where the harbour meets the Tamaki Estuary, it is the quieter of the eastern bays: wider streets, bigger sections, and a suburb built around the family home rather than the beach café. That is exactly what its buyers are paying for.
What the Glendowie market looks like
- Median sale price, September 2026: $1.78 million, down 9.2% on September 2025 and down 4% on September 2023.
- Sales in September 2026: 8, with a median of 33 days to sell.
- The 12 months to September 2026: 111 sales, worth $254.4 million between them — an average of $2.29 million a sale.
- Monthly medians across that year: from $1.31 million to $2.63 million, in the 10 months REINZ had enough sales to publish one.
(REINZ Market Insights, monthly figures for October 2025 to September 2026. The average is total sales value divided by the number of sales, not a median, so a handful of large sales moves it.)
Glendowie sells fewer homes than St Heliers, and its monthly median moves around accordingly. With 111 sales over a year, a single month is often a handful of houses, and one waterfront sale or one tidy unit is enough to swing the number. The twelve-month totals are the steadier guide to what the suburb is doing. The monthly median is a guide to what sold.
How it sits beside its neighbours
- Glendowie: 111 sales in the 12 months to September 2026, worth $254.4 million; a September 2026 median of $1.78 million on 8 sales.
- St Heliers: 230 sales in the 12 months to September 2026, worth $489.6 million; a September 2026 median of $1.9 million on 14 sales.
- Mission Bay: 69 sales in the 12 months to September 2026, worth $125.5 million; a September 2026 median of $1.2 million on 6 sales.
Glendowie shares its buyers with St Heliers more than with anywhere else. Families who want the eastern bays and need the space often arrive in Glendowie having looked in St Heliers first, and the two suburbs share Glendowie College. Mission Bay, further along Tamaki Drive, is a different market again, with far more apartments and units in the mix.
The Glendowie markets
- The waterfront and the views. The estuary edge along West Tamaki Road and the streets above Karaka Bay and the harbour. Water views or water access, and the sales that set the suburb's upper end.
- The family heartland. The postwar streets between Riddell Road and Churchill Park. Solid 1950s and 1960s homes on generous, often flat sections, many already extended or rebuilt. This is what most Glendowie buyers have come for.
- Rebuilds and new homes. Glendowie's section sizes have made it a favourite for knock-down and rebuild, and a modern home on a full section is a different product from the original house next door, priced accordingly.
- Units and townhouses. Fewer than in St Heliers or Mission Bay, but enough to pull the median down in any month a few of them sell together.
Land is the story

More than in most Auckland suburbs, a Glendowie sale is a conversation about land. Section size, shape, slope, aspect and what the planning rules allow on it all go into the price, and a buyer weighing a tired house on a large flat section is often pricing the site and the plan rather than the house.
That cuts both ways for a seller. An original home can be worth more than its condition suggests, and spending heavily on a house the buyer intends to replace is money a seller rarely gets back. A good Glendowie real estate agent will tell you which buyer your home suits before you spend anything on it.
Schools and zones
Glendowie College sits in the suburb and is the state secondary school for Glendowie and much of St Heliers. Glendowie Primary and Churchill Park School are among the primary options, with several integrated and private schools within reach.
Zones are set by the schools and they are reviewed. Check the enrolment scheme with the school directly and on the Ministry of Education zone map, never from a listing description, and never from a blog post, including this one.
What to ask a Glendowie real estate agent
- What has sold on this street and the next in the last year, and what were the sections like? In Glendowie the land comparison matters as much as the house.
- Is my buyer an owner-occupier or a rebuilder? The answer changes the presentation, the marketing and the price.
- What would you tell me not to spend money on? An agent chasing the listing agrees with your plan. An agent chasing the result will not.
- Which buyers from St Heliers and the wider eastern bays are looking right now? A local agent should know who has just missed out nearby.
- If the buyers we expect have not appeared by week three, what changes? Every campaign needs a plan decided in advance, not invented under pressure.
