Ray White’s national data supports what we’re feeling locally – 1,495 new listings in June and 1,383 unconditional sales. That’s the smallest margin between listings and sales we’ve seen in over a year, and a strong indicator that the market is finding its rhythm again.

A closer look at how the market performed in June 2025, according to Ray White New Zealand.

Across Ray White, we recorded 6,187 properties listed for sale nationally in June, marking a 12.04 per cent increase year-on-year. This strong listing activity reflects sellers’ confidence in their ability to meet the market.
Live listings closed June at 1,539 - down from earlier highs but still up 3.22% year-on-year, showing stronger, more balanced stock levels than last year.
Digital behaviour tells the story clearly. Ray White saw 4.75 million online users in June, a 6.49 per cent year-on-year increase, while online enquiries reached 39,320, up 8.27 per cent. Showcasing real-time engagement.

So, why sell now?

Mortgage rates are easing with the Official Cash Rate now at 3.25% after six consecutive cuts. This is increasing affordability across the board – particularly for first-home buyers and upsizers.

National house prices have softened by around 14% since their 2021 peak, but this drop – paired with reduced interest rates – has made homeownership more accessible. For sellers, that means a larger, more confident buyer pool.

Ray White auctions remain strong, with growing clearance rates and average bidder numbers trending up. In South Auckland, we’re consistently seeing 4+ registered bidders per property – an excellent sign of serious demand.

What this means for South Auckland...

South Auckland continues to attract a wide range of buyers – from first-home seekers to savvy investors. Demand remains strong for well-maintained homes with potential, standalone houses on freehold sites, and quality townhouses near transport hubs.

At the same time, many homeowners in our community are considering their next steps – upsizing, downsizing, or releasing equity to invest elsewhere. With the market in a more balanced state, now is a great time to list strategically.
