Why get an appraisal

A considered answer, not an automated guess.

Online estimates work from sales data and council records alone. They can't see the renovation you did last year, how your section sits to the sun, or what buyers in your street are paying this month. Someone who sells homes in your suburb every week can.

It is a licensed salesperson's assessment of what your property should achieve, not a guarantee of price, and it isn't a registered valuation — that's a paid, formal assessment by an independent registered valuer, usually only needed for lending or legal reasons.

How do I find out what my Auckland home is worth?
Request a free appraisal. A local salesperson looks at your property, compares it against recent sales of similar homes nearby, factors in what buyers in your area are paying right now, and gives you a considered view of what it should achieve. It takes one visit, it costs nothing, and there's no obligation to list. Online estimates are a reasonable starting point, but they can't see inside your home or account for anything you've done to it.
Is my council valuation (CV) what my house is worth?
Not usually. A council valuation — the CV or RV — is a mass assessment made for rating purposes. It's set at a single date, then left for another three years, and it doesn't account for the condition of your home, any work you've done since, or what buyers are paying today. Properties regularly sell well above or well below their CV. The CV reflects a rating exercise; an appraisal reflects the current market.
Is a free appraisal actually accurate?
An appraisal is a salesperson's assessment of what your property should achieve, based on recent comparable sales in your area and current buyer demand. It's free and it's genuinely useful — but it isn't the same as a registered valuation, and it isn't a guarantee of price.
What's the difference between an appraisal and a valuation?
An appraisal is provided free by a licensed salesperson and reflects what the market is likely to pay right now. A registered valuation is a paid, formal assessment by an independent registered valuer, and is what banks and courts rely on. Most people selling a home need an appraisal; a valuation is usually only needed for lending or legal reasons.
Do I have to list with you to get an appraisal?
No. The appraisal is free and there's no obligation to list, or to make any decision at all. Plenty of people get one simply to understand where they stand.
What's the catch with the free marketing offer?
There isn't a hidden one, but there are conditions. The offer applies to properties listed for sale by Auction with us — it doesn't cover other methods of sale. Your property needs to be listed by 30 September 2026 and the Auction called by 4 November 2026. Meet those and we cover the marketing, and the Auction itself, rather than invoicing you for them. Your salesperson gives you the full terms in writing before you sign anything. None of it applies to the appraisal, which is free regardless.
What will it cost me to sell?
Commission depends on the property and the campaign, and we'll put it in writing before you commit to anything.
