As we move into the second half of 2025, the Auckland real estate market is telling two very different stories.
On one hand, we’re seeing record numbers of homes for sale across South Auckland, with thousands of listings online. On the other hand, fresh, well-priced properties are selling within days – and often under the hammer.

More Stock, Less Momentum? Not Quite.
Ray White A T Realty currently has over 449 properties on the market, offering one of the strongest selections in South Auckland. Of these, just 18% have been listed for more than 90 days – a remarkably low figure in the current market.
That’s no accident.
We take active steps to keep our average days on market low, and one of the key ways we do this is by prioritising auctions. Over the past three months, our auction clearance rate has consistently sat above 60%, with 70% of our auction properties selling within 30 days.
Most of the remainder sell shortly after auction, and only a small percentage carry over into the 90+ day category. It’s a reflection of strategy, not saturation.
By leading with auction campaigns, we keep days-on-market low and momentum high.

- Average days on market (non-auction): over 50 days
- Most new listings are gone within 4 weeks
- Buyers are active and prepared to pay more for homes that are vacant, available for fast settlement, or well-positioned
Why Buyers Are Jumping Now
In suburbs like Manukau, Papatoetoe, and Mangere, many homes are attracting strong buyer interest, especially from people who’ve already sold and need to move quickly.

“These buyers are ready to move. Some are even offering more just to secure a fast settlement. If your home is available now, they want it.”
Should You Wait to List? Here’s the Risk.
Many Auckland homeowners are holding off for a “better” time to sell, often eyeing July or August. But A T Realty Group Director, Tom Rawson, warns that this could backfire:
“If everyone waits for the same moment to list, you’re launching into a flood of competition. Right now, with fewer new listings and active buyers, you have a better chance of standing out.”
